What we fix — and what it usually means

Most "my water heater is broken" calls come down to a handful of causes. Here's what we see most across Pensacola, Pace, Milton, and Gulf Breeze homes.

No hot water at all

On electric units this is usually a failed heating element, a tripped high-limit switch, or a bad thermostat. On gas, it's typically a thermocouple, igniter, or gas control valve. All are repairs — not replacements.

Runs out too fast

Sediment on the bottom of the tank steals capacity, and one dead element on a dual-element electric heater cuts your hot water roughly in half. Both are fixable without replacing the unit.

Popping, rumbling, or banging

That's water boiling under a sediment layer. A drain-and-flush usually quiets it down and buys the tank real years. Ignore it long enough and the bottom of the tank cooks itself.

Water on the floor

If it's the T&P valve, a fitting, or the drain valve, we repair it. If the tank itself has rusted through, no patch is honest — that unit needs replacing, and we'll tell you straight.

Rusty or smelly hot water

Usually a spent anode rod — the sacrificial part that's supposed to corrode so your tank doesn't. Replacing it is inexpensive and can add years to the heater's life.

Tankless error codes / lukewarm water

How long does a water heater last?

A standard tank water heater usually lasts 8 to 12 years. Tankless units often run 15 to 20 years when they're flushed on schedule. On the Gulf Coast, hard water and sediment can shorten that, so age plus water quality both matter when you're deciding between repair and replacement.

Should I repair or replace my water heater?

If the tank itself is leaking, replacement is the only real fix — nobody can honestly patch a rusted-through tank. If the problem is a thermostat, heating element, thermocouple, gas valve, or anode rod and the unit is under about eight years old, repair is usually the smarter money. We diagnose it, tell you which one you're actually looking at, and give you the quote before we start.

How often does a tankless water heater need to be flushed?

Every six months in our area. Pensacola-area water leaves scale inside the heat exchanger, and scale is what causes lukewarm water, error codes, and early failure. Is a tankless water heater worth the extra money?
