Santa Rosa County is one of the more interesting places on the Gulf Coast to work as a plumber, because Milton and Pace present almost opposite problems. Milton has real age to it — long-standing homes with decades-old drain and supply lines, additions and remodels layered on over the years, and plumbing that was code-correct in its day but wouldn't be signed off on now. Pace, meanwhile, has been growing fast, and a lot of the homes we see there are newer builds where the issues look different: builder-grade fixtures that gave out early, a water heater installed to a price point rather than to last, or a drain run that was never quite right from day one.
What both share is the Gulf Coast climate. Humidity keeps small leaks hidden and mold-friendly, and sandy soil doesn't hold a trench or a bedded pipe the way heavier soil does — so settling and shifting around buried lines is something worth checking rather than assuming.
